Who is behind MoroccoROI?

MoroccoROI is an independent project created and maintained by Hamza Yerrou, a web developer based in Morocco with a strong interest in real estate investment. After spending several years analysing rental opportunities across Morocco (Casablanca, Rabat, Tangier), I noticed a significant gap: no simulators properly integrated Moroccan acquisition costs, rental income taxation, or the mortgage rates actually offered by Moroccan banks in 2025–2026.

This project was born from that gap. Every tool and every blog article is designed to answer a specific question that real estate investors in Morocco face, whether they are local residents or Moroccans living abroad (MRE). The goal is not to produce generic content, but concrete answers grounded in the realities of the Moroccan property market.

Why these tools exist

Most yield calculators available online ignore Moroccan acquisition costs (4% registration duty, 1.5% land registry fee, ~1.2% notary fees) or use assumptions that do not fit the local market. An investor who calculates profitability without these costs can end up with a ROI overestimated by 1 to 3 percentage points, enough to turn a good investment into a disappointing one.

Similarly, rental income taxation in Morocco (the 40% flat-rate deduction, the progressive IR scale, withholding tax for professional tenants) is poorly documented in a clear and accessible way. MoroccoROI aims to fill this gap with precise guides, worked examples, and ready-to-use simulators.

Our methodology

All rates and percentages used in our tools are based on current Moroccan legal texts: the General Tax Code (CGI), ANCFCC fee schedules, and Bank Al-Maghrib statistics on lending rates. Every blog article cites its sources and is updated whenever regulations change.

Our calculations are not approximations: the annuity formula for mortgage payments, IR calculation on rental income after the 40% deduction, gross yield, net yield, cash-on-cash ROI. Every formula is documented and verifiable. We believe methodological transparency is the foundation of the trust you place in our results.
